Continuum South Beach Condos & Apartments for Sale · South of Fifth, Miami Beach
Continuum South Beach is one of the most sought-after luxury addresses in Miami Beach: two towers on a gated, 12-acre oceanfront estate with about 1,000 feet of private beach, a tennis club, a spa and South Pointe Park at the gate. For buyers looking for Continuum condos for sale, the opportunity is rare, and so is the variety: from one-bedroom apartments to sky estates of more than 5,000 square feet, every residence deserves its own analysis.
Continuum Market Intelligence
North and South Towers combined, MLS data as of October 7, 2026. Inventory, pricing and status can change at any time.
Reading the Continuum market: Thirteen of the 17 active listings are in the South Tower and four in the North Tower, with asking prices from about $1.95 million to $22 million. Twenty-three residences closed over the past year, with sales recorded in both towers as recently as September 2026, a steady pace for a market at this price level.
Closed sales averaged about $3,359 per square foot over twelve months, roughly $3,552 in the South Tower and $2,855 in the North Tower, while current asking prices average about $3,990. That gap between asking and closing is exactly where a precise, residence-by-residence valuation pays for itself.

The Oceanfront Estate
Developed by The Continuum Company under Ian Bruce Eichner, Continuum was conceived as a self-contained oceanfront estate. The South Tower, designed by Fullerton Diaz Architects, opened in the early 2000s; the North Tower, designed by Sieger Suarez, followed in 2008. Together they hold roughly 500 residences.
Between them stretch about 12 acres of gardens, pools and lawns, replanted at the end of the 2010s to a design by ArquitectonicaGEO and running down to roughly 1,000 feet of Atlantic beach. A gatehouse controls access, giving this luxury home address a privacy that is rare so close to South Beach.
Resort Amenities
At Continuum the amenities are the reason many buyers choose this address over every other luxury condo in Miami Beach.
About 1,000 feet of Atlantic beach with a private beach club: the sand is part of the estate, not a walk away.
A lagoon pool set in tropical gardens and dedicated lap pools give residents space to swim and relax in every season.
A private tennis club with three clay courts, a rare amenity for an oceanfront residence in Miami Beach.
A spa and fitness center with sauna, heated whirlpools and cold plunge support a complete wellness routine on site.
An on-site restaurant, meeting rooms and club spaces make it easy to entertain without leaving the estate.
A staffed gatehouse, 24-hour security and valet and full concierge service protect privacy across the grounds.
North or South?
Both towers share the beach, the grounds and the amenities. The differences lie in age, layouts and price per square foot.
The original Continuum tower and the larger of the two, with roughly 300 residences. It offers the widest choice, from one-bedroom apartments to sky estates of more than 5,000 square feet, and the highest average price per square foot of the estate.
Completed in 2008 with about 200 residences, contemporary finishes and five townhouse plans at its base. It typically trades at a lower price per square foot than the South Tower, which can make it the smarter entry into Continuum.
Continuum Floor Plans
With more than 30 layouts across two towers, Continuum offers more choice than any other oceanfront address in South of Fifth. These are the families of plans buyers compare most often.
From efficient ocean-view layouts to generous one-bedrooms with deep terraces: the most accessible way to own an oceanfront Continuum apartment.
The most traded two-bedroom in the tower. Currently offered on floors 5, 14 and 22 from $5.1 million to $6.35 million, a clear lesson in floor premiums.
Wider corner and split-bedroom plans with more terrace frontage on the Atlantic, popular with buyers who want space without a third bedroom.
Family-size homes facing the ocean and Government Cut. Lines 06 and 10 are currently offered from about $8 million to $13.7 million.
Upper-floor estates and combined residences, including a 4,717-square-foot home currently asking $22 million: the top of the Continuum market.
The entry point to Continuum, with ocean-facing homes in the newer 2008 tower currently offered from about $1.95 million.
Contemporary layouts with floor-to-ceiling glass, from efficient two-bedrooms to three-bedroom residences of more than 3,000 square feet.
Five townhouse plans at the base of the tower and estate residences above, including a 3,497-square-foot home now pending at $16.9 million.
Square footage is approximate, based on MLS and published floor-plan information, and may include different measurement methods. Some residences have been combined or reconfigured by their owners. Prices refer to active or pending listings on October 7, 2026.
The Rarest Amenity
Many Miami Beach condos are near the ocean. Very few own the ground all the way to the sand. At Continuum, residents step from the lobby through private gardens and pools to roughly 1,000 feet of beach, served by the estate’s own beach club.
This is the main reason Continuum has held its position as a benchmark of oceanfront luxury in South of Fifth for more than two decades, and why demand for its residences tends to hold up even in quieter markets.

The Best Address in South of Fifth
Ocean in front, park beside, the city across the causeway: few luxury homes in Miami Beach combine privacy and convenience this well.
South Pointe Park, its pier and the promenade along Government Cut sit right beside the estate, with lawns, sunsets and cruise ships passing on their way to the Port of Miami.
Smith & Wollensky is just beyond the gate, and Joe’s Stone Crab, Estiatorio Milos and the rest of South of Fifth’s best tables are a short walk away.
Tree-lined residential streets, boutiques and cafés give SoFi a calm, neighborhood feel, while Ocean Drive and Lincoln Road remain a short ride north.
The MacArthur Causeway puts Downtown Miami, Brickell, Wynwood and the Design District within a short drive, with Miami International Airport within easy reach.
Travel times vary with traffic and route. Restaurant information can change.
Real Estate Perspective
The same 1,595-square-foot two-bedroom plan is currently offered from $5.1 million on the 5th floor to $6.35 million on the 22nd. Across the estate, the South Tower has closed about $700 per square foot higher than the North Tower over the past year. At this level, a few details can move the value of a residence by millions.
That is why I evaluate every Continuum condo against the closest comparables in its own tower, line and floor range, and against the alternatives a buyer will actually tour in South of Fifth, before recommending a price or an offer.

Beyond the Property Search
Continuum is one of the first names international buyers mention when they ask for an oceanfront luxury home in Miami Beach. For buyers from Italy, Europe and Latin America, I coordinate the full process: private previews, including residences that are not publicly advertised, ownership structure, financing, inspections, condominium approval and closing.
For families and executives relocating to Miami, I also help with schools, neighborhood orientation and executive rentals while the right residence is found. And because many Continuum apartments are bought to be redesigned, interior-design coordination can begin even before closing.

In-Depth Buyer & Seller Guide
Continuum rewards buyers and sellers who know the details: the tower, the line, the floor, the view corridor, the condition and the closed sales that truly compare.
Start by choosing the tower. The South Tower offers the widest range of residences and the strongest resale benchmark; the North Tower offers newer construction, townhouse plans and typically a lower price per square foot. Both share the beach, grounds and amenities.
Then focus on the line and the floor. Direct ocean exposures, Government Cut views and corner layouts each command different premiums, and a higher floor can add hundreds of dollars per square foot to the same plan.
Before making an offer, review the most relevant closed sales in the same tower, active competition, association financials and reserves, milestone inspection status, any special assessments, insurance, parking and storage, and the current leasing and pet rules.
International buyers should plan the ownership and closing structure early. Financing, title, tax planning, insurance and the choice of ownership entity should be coordinated with legal, tax and financial advisers from the start.
Buyers at Continuum are well informed and compare carefully, so pricing must start from the closest sales in the same tower, line and floor range, not from a building-wide average.
Presentation is decisive at this level. Professional photography and video that capture the ocean, the beach and the grounds, an accurate floor plan and a clear account of renovations help a residence stand out from the other Continuum condos for sale.
Timing and exposure matter too. Some of the best Continuum transactions happen quietly, through private networks of qualified local and international buyers before or alongside public marketing.
A typical day at Continuum can start with a swim or a set on the clay courts, continue on the beach or by the lagoon pool and end with dinner at South Pointe, all without getting in a car.
Buyers should also consider the practical side: valet and guest access through the gatehouse, deliveries, storage, the pet and leasing rules of each tower, and the short drive across the MacArthur Causeway to Brickell, Downtown Miami or the airport.
Continuum South Beach Questions, Answered
Everything buyers ask before purchasing a Continuum condo or apartment in Miami Beach.

Yes. As of October 7, 2026, 17 Continuum condos were listed for sale, 13 in the South Tower and 4 in the North Tower, with asking prices from about $1.95 million for a one-bedroom apartment to $22 million for a grand residence. One additional residence was pending. Inventory changes frequently, so current availability should always be verified.
In the October 2026 data, the average asking price was about $3,990 per square foot, while closed sales over the previous 12 months averaged about $3,359 per square foot: roughly $3,552 in the South Tower and $2,855 in the North Tower. Individual residences can sit well above or below these averages.
Twenty-three residences closed during the 12 months before October 7, 2026, across both towers, with recent sales recorded in September 2026 in both the North and South Towers.
The South Tower at 100 South Pointe Drive opened in the early 2000s and is the larger of the two, with roughly 300 residences and the widest range of plans, up to sky estates of more than 5,000 square feet. The North Tower at 50 South Pointe Drive was completed in 2008, with about 200 residences, contemporary finishes and townhouse plans. Both share the 12-acre grounds, the beach and the amenities.
Together the two towers contain roughly 500 residences, about 300 in the South Tower and about 200 in the North Tower, ranging from one-bedroom apartments to four-bedroom estates and townhouses.
Continuum was developed by The Continuum Company, led by Ian Bruce Eichner. The South Tower was designed by Fullerton Diaz Architects and the North Tower by Sieger Suarez.
Residents enjoy about 1,000 feet of private ocean beach with a beach club, a lagoon pool and lap pools, a private tennis club with three clay courts, a spa and fitness center with sauna, whirlpools and cold plunge, an on-site restaurant, meeting and club rooms, landscaped gardens, a gatehouse and 24-hour security and valet.
Yes. The estate fronts roughly 1,000 feet of Atlantic Ocean beach, and residents have direct access to the sand through Continuum’s private beach club and grounds.
Continuum has long been one of the benchmark oceanfront addresses in South of Fifth, supported by its 12-acre setting, beach, amenities and limited oceanfront land in the neighborhood. Whether a specific purchase is a good investment depends on the residence, the price relative to comparable sales, association costs and the buyer’s holding period.
Leasing is permitted subject to the association’s rules on minimum term, frequency and approval, which can differ between the towers. Buyers who plan to rent should confirm the current rules in the condominium documents before making an offer.
Pet rules are set by the association and can include size, breed and number limits. Buyers and tenants should confirm the current pet policy for the specific tower before purchasing or leasing.
Depending on tower, line and floor, views include the Atlantic Ocean, Government Cut and the cruise-ship channel, Fisher Island, South Pointe Park, the Miami Beach skyline to the north and the Downtown Miami skyline to the west.
Continuum is the only one of these buildings directly on the ocean with its own 12-acre estate and beach, which is reflected in its higher price per square foot. Portofino Tower offers large plans on Government Cut at a lower entry price, while Murano at Portofino sits on the bay at the Miami Beach Marina with a private bayside beach club.
Key factors include the tower, line and floor plan, floor height, direct ocean versus Government Cut or city exposure, terrace depth, condition and renovation, association fees and assessments, inspection and reserve status, competing inventory and recent comparable sales in the same tower.
