For nearly 30 years, the Delano name has meant one thing in Miami: the Art Deco hotel on Collins Avenue that helped put South Beach on the map as a global destination. Now, for the first time, that name is coming to a residential tower — and it's rising not in Miami Beach, but directly across the bay in Downtown Miami.

Property Markets Group (PMG), the developer behind the neighboring Waldorf Astoria Hotel & Residences, has partnered with Ennismore and Accor to bring Delano's first-ever branded residences to 400 Biscayne Boulevard. It's a significant move: PMG has spent nearly 30 years and 85 residential buildings building its reputation in this city, and pairing that track record with one of hospitality's most recognizable names is a strong signal of where Downtown Miami's skyline is headed next.

Two Ways to Own

Delano Residences is structured around two distinct collections. Floors 20 through 47 make up the Delano Collection — fully finished and furnished studio and one-to-two-bedroom residences designed for flexibility, with the option to place your unit into the hotel's rental program when you're not using it. Floors 49 through 75 hold the 155 Delano Residences proper: larger one-, two-, and three-bedroom homes with 10-foot ceilings, built for longer-term living, with select units including a deeded private office suite.

Both collections share access to the building's amenity package, which is where this project really leans into the "vertical resort" concept: a Sky Pool roughly 800 feet above the city, two signature restaurants (including one over 800 feet up), the Delano Rose Bar, a full wellness floor through The Source by Delano, and — a genuine rarity in Miami — an observation deck near the 90th floor that will be open to the public.

Here's the detail that makes this project worth watching if you already know South of Fifth: from its perch on Biscayne Boulevard, Delano Residences faces almost directly across the bay toward Miami Beach's most established waterfront skyline. Floor-to-ceiling glass throughout the building is designed to capture unobstructed views of Downtown Miami, Biscayne Bay, Miami Beach, and the Atlantic beyond — which means future owners will wake up looking at the exact towers that have defined South of Fifth for the past two decades.

Buildings like ICON South Beach, with its Philippe Starck interiors and S-curve silhouette, and Murano Grande, with its three cascading towers and David Rockwell-designed lobby, sit directly in that sightline along the South of Fifth waterfront. It's a reminder that Miami's luxury market, however many new towers rise across the skyline, keeps circling back to the same small handful of addresses — and that a supertall in Downtown Miami and an established bayfront tower in South of Fifth are, quite literally, in constant view of each other.

A 90-story supertall is a complex, multi-year build — PMG's own leadership has been candid that projects of this scale carry more construction and timeline risk than a typical mid-rise. With an estimated 2031 completion, this is very much a long-term hold for buyers, not a quick-turn opportunity. That's not a red flag — it's simply the nature of pre-construction at this scale, and worth factoring into how this fits your investment horizon compared to resale options in established buildings.
