The Residences at Mandarin Oriental, Miami: A Complete Guide to Brickell Key’s New Development

Brickell Key is entering a new era. At the southern tip of this private island, Swire Properties is creating The Residences at Mandarin Oriental, Miami, a two-tower waterfront destination combining private homes, hotel residences and Mandarin Oriental’s new North American flagship hotel. For buyers researching Mandarin Oriental Miami condos for sale, Brickell Key new construction or branded residences in Miami, this guide brings together the project’s history, residences, design, amenities and anticipated construction timeline.

The History of the Mandarin Oriental Site on Brickell Key

The original Mandarin Oriental, Miami opened in 2000 and became one of Brickell Key’s best-known waterfront landmarks. The hotel closed on May 31, 2025, after approximately 25 years of operation. Its remaining structure was brought down in a controlled implosion on April 12, 2026, clearing the site for the next phase of development. The new project is positioned as the culmination of Swire Properties’ decades-long development of Brickell Key.

Two Towers at One Waterfront Address

South Tower — Private Residences: The approximately 800-foot, 66-story residential tower is planned to include 228 private residences, with two- to five-bedroom layouts and interiors by Parisian designer Tristan Auer. The collection also includes two exceptional duplex penthouses with expansive terraces and private outdoor pools.

North Tower — Hotel and Residences: Rising approximately 426 feet, the North Tower is planned to house Mandarin Oriental’s new North American flagship hotel, 70 two- to four-bedroom Private Residences and 28 furnished one- and two-bedroom Hotel Residences. Private Residence interiors are designed by Laura Gonzalez, with separate residential arrivals, dedicated lobbies and private elevators.

Residences, Floor Plans and Penthouses

The residences are designed around indoor-outdoor Miami living, with floor-to-ceiling glass, private terraces and views across Biscayne Bay, the Atlantic Ocean and the Miami skyline. South Tower layouts extend up to approximately 5,800 square feet, while the two duplex penthouses are approximately 8,000 square feet each and include private outdoor lap pools. Buyers should confirm current floor plans, dimensions, pricing and availability because specifications may change during development.

The Knightsbridge Penthouse concept, created with Harrods Interior Design, adds another design perspective to the project, combining custom materials, refined detailing and a dedicated wellness component inspired by the relationship between Miami and the water.

Resort-Style Amenities and Mandarin Oriental Service

A landscaped, multi-tiered podium of approximately 100,000 square feet connects the destination and supports an extensive collection of amenities. Planned offerings include resort and lagoon pools, private cabanas, landscaped gardens, wellness and yoga areas, residents’ lounges, private dining spaces, fitness facilities and the signature Spa at Mandarin Oriental. Residents are also expected to benefit from Mandarin Oriental’s personalized residential service and privileged access to selected hotel experiences.

Why Buyers Choose Brickell Key

Brickell Key offers a rare combination of privacy and proximity. The island is connected to the mainland by a single bridge, surrounded by Biscayne Bay and located moments from Brickell’s financial district, restaurants, shopping and cultural destinations. The Residences at Mandarin Oriental, Miami brings new construction to an established island community where opportunities for future development are exceptionally limited.

Beyond the Closing Table: A 40-Year Journey from Rome to Miami

I started selling beautiful homes in Rome when I was just 18. Forty years later, based in the vibrant luxury market of Miami, my passion for this industry has only grown.

Meeting diverse, fascinating clients from all over the world has been the greatest privilege of my career. But to me, a client rarely stays just a client. My finest transactions don't end with a signature; they evolve into lifelong friendships, usually solidified over a shared meal.

Being Italian, I believe the table is where true connection happens. It's where we drop our daily barriers, share authentic moments, and enjoy life. Cooking for my friends and clients in the kitchens of the homes I sell is my way of celebrating their success.

This unique bond has naturally expanded my business. Over the past three years, I've been guiding American buyers back to my homeland, sourcing exclusive estates in Tuscany, Umbria, and Rome. Together, we explore exceptional properties while fully immersing ourselves in the local culture, the finest wines, and the authentic Italian way of living.

Whether we are navigating the Miami luxury market or looking for your dream estate in the Italian countryside, I am here to guide you every step of the way—and, hopefully, to share a great glass of Brunello together. Welcome.
